As the Construction Manager for Pittsburgh Gateways owner of 1436 Bedford Ave, Shannon partnered with WAY Architecture and successfully completed numerous occupied and vacant renovations for the Energy Innovation Center. From classrooms to elevators to complete overhaul renovations, Pittsburgh Gateways and the tenants have repeatedly selected Shannon Construction as the Construction Manager at Risk

Pittsburgh Gateways recently contracted with Shannon Construction to Construction Manage 3 projects at EIC in 2024. UPMC classrooms (5,500 SF) received new kitchenettes, flooring, paint, and mechanicals. Core Power classroom (11,000 SF) was renovated for a light industrial lab training space which included sealing concrete floors, mechanical, new bathroom, paint and lighting. Cox MPP classroom (5,500 SF) and office space included a kitchenette, lighting mechanical and office finishes.

ServiceLink, an industry leader in mortgage services, contracted with Shannon to renovate 45,000SF of their Pittsburgh Office. Key to this upgrade was installing a GRID elevated floor system throughout the office which managed their power and cabling. This new floor system installation required a multi-phased project plan for this occupied space. In addition to the raised floor system, the renovation included new FALK wall systems for offices, upgraded lighting and new finishes. Total cost of the project was $3.8M.

InMotion is a retail store providing headphones, speakers, cameras, tablets, and other travel gear. The first InMotion store received a refresh, while the other store required a new build-out. Both spaces received new finishes, retail fixtures, lighting, low voltage, and storefront signage.

ColdSpark, a government consultant, moved into their space at Three PPG Place. The office features a large open office area, two conference rooms, multiple collaboration rooms for clients, and updated restrooms. In the kitchenette area, there are booths for collaboration or to enjoy a meal. The space includes a bonus outdoor patio area that offers spectacular views of the city. Additional scope of work includes painting, millwork, concrete polishing, and upgraded MEPs.

Shannon Construction completed the interior renovation of Sisterson’s office within the historic Union Trust Building in downtown Pittsburgh. The 13,077-square-foot tenant fit-out transformed the fourth floor into a modern workplace environment designed to support collaboration, employee wellness, and client experience while maintaining the operational needs of an active office environment.

Key features of the project include:

  • A balanced mix of private offices, open workspaces, conference rooms, phone rooms, and collaborative meeting areas designed to support both focused work and team interaction
  • A modern work café, kitchenette, and hospitality-focused gathering spaces that enhance employee engagement and client experience
  • Specialty architectural features including acoustic ceiling systems, decorative ceiling clouds, frameless interior glass systems, and custom finish detailing
  • Premium interior finishes, integrated lighting coordination, and modern workplace materials creating a clean, contemporary aesthetic throughout the space
  • Wellness and support spaces integrated into the workplace layout to improve employee functionality and flexibility
  • Extensive coordination of mechanical, electrical, plumbing, fire protection, and life safety systems within an occupied historic office tower
  • Strategic phased construction and continuous coordination that allowed the client to maintain operations throughout the renovation process

Working within the historic Union Trust Building required careful coordination with existing infrastructure, building management, and multiple trade partners to integrate modern workplace systems while maintaining schedule, quality, and operational continuity.

Delivered through proactive communication, disciplined project management, and collaborative execution among all project stakeholders, the renovation reflects Shannon Construction’s expertise in occupied corporate interiors, high-end tenant fit-outs, and complex workplace renovations.

Fine Wine & Good Spirits – The Waterworks Shopping Center

Previously a Party City location, Shannon Construction completely transformed the space into a refreshing new Fine Wine & Good Spirits – Premium Collection.

A newer concept, the premium collection, offers a larger selection of specialty and limited-time wines and spirits. Additionally, the new locations include a tasting bar to sample any featured products.

The store has two areas: the front area where all the merchandise is sold and the large backroom with a training classroom. The work on the space included demolition, exterior storefront glass and signage, interior signage, exterior and interior doors, custom millwork, flooring, painting, window film, MEP updates, and a delivery/receiving bay.

2000 Park Lane Drive in Robinson Township was looking to add an amenities suite to their building. The building had a vacant space. After careful consideration, the client decided to convert the space into a lounge, café, game room, conference room, huddle room, phone room, and training room. An existing shell was already in the space. Shannon added additional walls, flooring, and ceiling tile, and painted the space.

PA CareerLink is a part of the Pennsylvania Department of Labor & Industry and it assists individuals in finding employment by providing training and support services. The organization required a new space that would cater to their needs.

The fit-out included demolition, drywall, doors, acoustical ceiling tile, toilet accessories, rough carpentry, MEPs, architectural casework, painting, ceramic tiling, and carpeting. The new space has a kitchenette, updated bathrooms, and multiple conference rooms.

The Carnegie Library of Pittsburgh – East Liberty was originally built in 1905. Later, in 1969 the library moved to its current location at the corner of Baum Boulevard and South Whitfield Street. With a historical building like this, it takes time and care to renovate the space.

Shannon Construction renovated their front desk area on the first floor and back area space on the second floor. The front desk area was renovated with a new customer service desk and seating and shelving casework areas.

On the second floor, there was an unfinished back area space. We added new offices, a conference room, a kitchen, and organization for their storage room.
